What our homes need
Make-readies and turnovers
Paint, patch, flooring, fixtures and a clean that a new tenant notices. Usually against a move-in date.
Plumbing
Leaks, water heaters, drains and the call that comes in at 9pm on a Saturday.
Heating and air
Service before the summer, repairs during it, and replacements when a system is done.
Electrical
Outlets, fixtures, panels and the safety items an inspection turns up.
Lawn and landscaping
Recurring yard care on vacant homes and between tenants, so a listing photographs well.
Handyman and general repair
Doors, locks, blinds, fences, drywall and the long list in between.
Appliances
Diagnosis and repair before replacement, with the model and serial on the invoice.
Roofing
Inspections after storms, leaks, and the insurance paperwork that comes with them.
Pest control
Treatments at turnover and on call, documented so the next tenant can see it was done.
What you will need
Have these to hand and the application takes about ten minutes. A photo of each on your phone is fine.

- A certificate of insurance that runs at least 30 more days
- A signed W-9
- The areas you cover and your hourly rate

You are emailed a link to set up your login. Jobs arrive with the address, the problem and photos; you send photos and your invoice back the same way.
