What management costs
Two fees, both tied to the property earning money. No charge for the things that are simply part of doing the job.

Fees are charged against rent collected. A vacant property earning nothing is not generating a management fee.

Not included
Costs that are the property's, not ours
Repairs and materials, turnover work, utilities during a vacancy, HOA dues, insurance, property taxes, and court filing costs if an eviction becomes necessary. These appear on your statement at what they cost, with the invoice attached.
We do not mark up maintenance invoices. If a vendor charges $400, your statement says $400.
