Property Management in Adkins, TX

Adkins sits on the far east side of Bexar County, about 15 miles from downtown San Antonio, where new subdivisions are going up beside older homes on an acre or more. Rothrock Realty Team manages rentals in Adkins for owners of both kinds of property, and we treat them as the different rentals they are.

Half country, half new construction

Adkins is unusual among the towns around San Antonio. About 71% of the homes for sale were built in 2015 or later, with a typical year built of 2018. Yet about 52% of the homes for sale sit on an acre or more, and about 14% were built before 1980. Brand-new homes in The Wilder or Eden Crossing share a ZIP code with older places in Wood Valley Acres, Whispering Oaks, Eastview Terrace and Presidents Park, and with plenty of homes not in any subdivision.

A good Adkins property manager has to know which kind of house is on the other end of a repair request. Here is how the job differs.

  • New subdivision homes: HOA rules passed to the tenant, violation letters answered and fixed, dues paid from rent if you like, and builder warranty items reported before coverage ends.
  • Older homes on acreage: closer attention to plumbing, water heaters, foundations and aging HVAC units; wells and septic systems written into the lease and serviced on a schedule; fences, gates and long driveways checked every quarter.
  • Manufactured homes, which make up a share of the local market: skirting, plumbing and HVAC watched closely at each inspection.

Close to two bases

JBSA-Randolph is about 12 miles from Adkins and JBSA-Fort Sam Houston about 13, so service members are part of the renter pool. Under Texas Property Code 92.017, a service member can end a lease early on military orders. We include the required language in every lease, keep the home ready to show through quarterly inspections, and start marketing as soon as a tenant gives notice so a PCS move does not turn into a long vacancy.

Rent and vacancy in Adkins

The median asking rent in Adkins is about $1,700 a month, the same as the area-wide median, and three-bedroom homes ask about $1,720. Only about 7 homes are for rent at a time, and they stay listed about 52 days at the median, a week longer than the area's 45.

That week matters. We price each home against true matches, a new three-bedroom in a subdivision is priced differently from an older house on two acres, and we draw on nearby St Hedwig, La Vernia and Converse when Adkins alone has too few rentals to compare. Every listing gets professional photos, goes on the MLS and the major rental sites, and is shown by a licensed agent. You pay no management fee while the home is vacant.

Approving the right tenant

We screen credit, income, employment, eviction history, criminal background and past landlord references, all against written criteria, and you approve the final choice. On move-in day we photograph every room, hand over keys and any gate codes, switch the utilities, have the lease signed online and confirm renters insurance is on file.

Maintenance on the east side of the county

Tenants can submit repair requests with photos any time of day or night. Our licensed vendors already work the east side of Bexar County and into Wilson County. Repairs under the dollar limit you set are handled without delay; for anything above it we call you first. We bill every repair at cost with the vendor's invoice attached.

Preventive maintenance keeps both new and old homes out of trouble: HVAC servicing before summer, filter changes, gutter cleaning and pest control, booked on a schedule. Every quarter we inspect inside and out and send you photos.

Where you see everything

Your owner portal holds every payment, repair, inspection report and document. You receive a monthly statement, a year-end 1099 and direct deposit on a set day each month. Your tenant has a portal too, to pay rent or set autopay, request repairs, message us and keep their lease. Late rent gets reminders and notices on a set schedule.

Renewals, move-outs and the courts

We use Texas leases and send renewals and rent increases on time. At move-out we inspect against the move-in photos, itemize and return the deposit within Texas's 30-day window, and scope the turn work so the home is back on the market quickly. If eviction is ever required, it goes through the Bexar County justice court, or the Wilson County court for homes across the county line, handled to the letter of Texas law.

Questions about property management in Adkins

My Adkins rental is on acreage with a well. Can you manage it?

Yes. About half the homes around Adkins sit on an acre or more. We write well and septic responsibilities into the lease, schedule the upkeep and send vendors who will come out.

Do you work with HOAs in the newer Adkins subdivisions?

Yes. We pass the HOA rules to your tenant, answer violation letters, arrange any amenity access and can pay dues from rent.

Will military tenants from Randolph or Fort Sam Houston rent in Adkins?

Both bases are within about 13 miles, so service members are part of the market. We plan for the Texas military lease clause in every lease.

What school districts serve Adkins rentals?

Most homes are in East Central ISD, and some fall in La Vernia ISD or Floresville ISD. We confirm the district before listing.

How long does an Adkins rental take to lease?

About 52 days at the median right now, a little slower than the area. Pricing against close matches is how we work to beat that.

Who approves repairs?

You set a dollar limit. We handle repairs under it and call you before any repair above it. Everything is billed at cost with the invoice attached.
