Grey Forest is a small, tree-covered village in the hills northwest of San Antonio, beside Helotes and about 17 miles from downtown. There is little open land within the village itself, and the MLS lists the surrounding area under Helotes and San Antonio, so this page counts parcels within about four miles of Grey Forest. That area holds about 93 parcels: 63 lots, 29 acreage tracts and one rural property.

The median asking price is about $190,000, and the middle half is fairly narrow, roughly $144,000 to $245,000. The median parcel is about three-quarters of an acre, and about a third of listings are an acre or more.

One subdivision dominates

Canyons at Scenic Loop accounts for about 39 listings, over 40% of the area's supply. Terra Mont has six, San Antonio Ranch five, and the Reserve at Sonoma Verde and Springs at Boerne Stage four each, with Bloomfield Hills and Deer Canyon close behind. When dozens of lots sit in one subdivision, they compete with each other. Compare them on slope, view, tree cover, the shape of the building site and distance to the entrance, not just price per acre. Two lots at the same price can differ a great deal in what it costs to build on them.

Building in the hills

Terrain here is often rocky and steep. A lot that looks like a bargain may need a long driveway, retaining walls or a pier foundation. Bring a builder to walk the site, and get a topographic survey if the pad is not obvious. Ask the seller or HOA about:

• Water source and any tap or well costs
• Septic design requirements for shallow soil over rock
• Minimum home size, building timelines and approved builders in the restrictions
• Drainage paths and floodplain near creeks and low crossings
• HOA dues and what they maintain

A patient market

The median parcel has been listed about 190 days, and only about 3% are new this week or show a price cut. Sellers are holding steady, so expect to negotiate on terms more than on price.
