What to check before you buy

  1. Water and septic

    Outside city limits there is usually no municipal water. Ask whether the tract has a well, a water co-op meter, or neither, and whether the soil will perc for a septic system.

  2. Access and utilities

    Confirm legal access by recorded easement, not just a worn caliche road, and find out how far the nearest electric service runs.

  3. Restrictions and ag exemption

    Deed restrictions decide what you can build. An agricultural valuation keeps taxes low but carries a rollback if you change the use.

  4. Floodplain and survey

    Hill Country creeks flood. Check the FEMA map and order a new survey rather than relying on the seller's old one.
