Many lots around the lake were platted decades ago, and a cheap lot is not always a buildable one. Before you buy, find out:

• Whether a water provider serves the lot or you will need a well
• Whether the lot is large enough, and the soil suitable, for a septic permit
• Whether power is at the road and what it will cost to bring it in
• Whether the road is paved and who maintains it
• What the deed restrictions allow: manufactured homes, RVs, minimum house size
• Whether any part sits in a mapped floodplain near the shoreline
• Whether there are back taxes or property owners' association dues owed

Patience pays

Land here moves slowly. The median listing has been up about 200 days, and only about 1% are new this week or have cut their price. Sellers who have waited that long may take a reasonable offer, especially if your survey or septic work turns up problems.
