Photo ID, proof of income and your rental history. Applications are reviewed in the order they are completed, not the order they are started.

Something needs fixing
Submit a maintenance request through the tenant portal at any hour and it reaches us and the vendor at the same time.
If it is an emergency - water coming into the property, a gas smell, no heat, or anything that makes the place unsafe - call after-hours number to confirm rather than submitting a request.
Online, and automatic if you want
Rent is paid through the portal. You can set it to pay itself each month so a late fee never comes down to a forgotten date.
Texas allows a landlord to charge a late fee only if the lease says so and rent is at least one full day late. Your lease sets out the amount.

How do I apply?
Every adult who will live in the property applies separately. You will need photo ID, proof of income and your rental history for the past several years.
What are you looking for?
Verifiable income against the rent, a rental history without unpaid balances or lease breaks, and accurate information on the application. The written criteria are given to every applicant before they pay anything.
How long does it take?
Usually a couple of business days once every adult has applied and we can reach your employer and prior landlord. Slow references are what holds applications up.
How do I pay rent?
Online through the tenant portal. You can set it to pay automatically.

Can I have a pet?
It depends on the property, and the listing says so. Where pets are allowed there is usually a pet deposit or pet rent. Assistance animals are not pets and are handled under fair housing rules.
What happens to my deposit?
Texas gives a landlord 30 days after you surrender the property and provide a forwarding address to return the deposit or itemise what was withheld. Normal wear and tear is not deductible.
