Getting into your account
You receive an invitation to your login by email, at the address you gave on your application, before your lease is signed. Sign in at the login page on our website. If you cannot find the invitation, check your spam folder, then message or email the team and ask for a new link rather than creating a second account with a different address.
Use an email you check daily and keep it current. Lease documents, rent receipts and replies to your repair requests all go there. If other adults are on the lease, ask the team whether each of them should have their own access so nobody misses a notice.
Signing your lease online
Your lease arrives in the platform for electronic signature. Read the whole document before you sign, not just the rent and dates. Pay attention to the sections on late fees, pets, HOA rules, who handles yard care and filters, and how to give notice at the end of the term. Every adult on the lease signs. Once everyone has signed, the completed copy stays in your account, so you never need to dig for a paper copy when a question comes up.
Paying rent online and setting up autopay
You can make a one-time payment each month or turn on autopay so rent is drafted on the same day every month without you thinking about it. Autopay is the simplest way to avoid ever paying late.
- Link your bank account carefully and double-check the routing and account numbers. A rejected payment is treated like an unpaid one.
- Schedule autopay for the due date or a day or two before it, on a date when the money is reliably in your account.
- If your bank account changes, update it in the platform before the next draft date.
- If rent changes at renewal, confirm the autopay amount updated too.
- Keep your payment confirmations. The platform keeps a history of every payment, which is useful for tax records, a future rental application or a mortgage application.
Sending a repair request with photos
Repair requests can be sent at any time of day. A clear request gets the right licensed vendor to your door faster, often with the right part on the first visit.
- Describe one problem per request. A leaking faucet and a dead outlet are two requests.
- Say where it is: which bathroom, which bedroom, which side of the house.
- Say when it started and whether it is getting worse.
- Attach photos, and a short video if the problem is a noise, a drip or something that comes and goes.
- Include the model sticker for an appliance, water heater or AC unit if you can reach it safely.
- Note any pets in the home and the best times for a vendor to come.
- Say whether you give permission to enter if you are not home.
Emergencies come first
Some problems cannot wait for a written request. If you smell gas, leave the house and call 911 or your gas provider from outside. For fire or anyone in danger, call 911. For water pouring into the home, shut off the main water valve if you can do it safely. Then contact the team right away and follow up with a repair request and photos so there is a written record. Messaging the team
Use the messages in your account for questions that are not repairs: a parking question, HOA pool access, a roommate change, a request to add a pet, or a question about your lease. Messages keep a dated record on both sides, which is far better than a text to someone's personal phone that nobody else can see.
Under Texas law, some notices must be in writing to count. A renter's repair remedies for a problem that affects health or safety generally depend on written notice, and a written lease can require every repair request in writing (Texas Property Code 92.052 and 92.056). Your lease may also require written notice when you plan to move out. Sending these through the platform gives you a written, dated copy.
Your documents
Your signed lease, addenda such as a pet or HOA addendum, and other paperwork for your tenancy stay in your account. Keep your renters insurance declarations page with them, and send the team the new one each year when the policy renews.
Save your move-in condition photos as well. When you move out, the home is checked against the move-in photos, so your own dated photos from move-in day are worth keeping until your deposit is settled.
Good habits that make renting easier
- Turn on autopay and leave it on.
- Report small problems early: a slow drip is cheap to fix now and expensive later.
- Put requests in writing through the platform, even after a phone call.
- Check your email after you send a request so you see when a vendor is scheduled.
- Keep your contact information and emergency contact up to date.
- Save your own copy of your lease and payment history before you move out.

Yes. Your signed lease, your documents and a record of your payments stay in your account for as long as you rent from us.
Does a message in the tenant portal count as written notice?
A dated message or repair request is a written record, which is what Texas repair rules and most lease notice clauses ask for. Check your lease for any specific notice requirements.
