Legend Heights is a KB Home community in New Braunfels, with a sales address of 1308 London Ave., New Braunfels, TX 78130. KB sells it in two parts: the main Legend Heights collection and the Legend Heights Heritage Collection. Both share the same address, the same school district and the same amenities. This guide explains how the two compare and what to ask before you buy.
Where it is
New Braunfels sits on I-35 between San Antonio and Austin, which makes it a practical base for households with jobs in either direction, or one partner commuting each way. KB describes Legend Heights as family-friendly and points to recreation close by, including Schlitterbahn, Landa Lake and the Guadalupe River. If you like the idea of tubing season and a park lake within reach, New Braunfels delivers that.
Traffic on I-35 through this corridor can be heavy, so drive your commute at the times you would actually be on the road before making a decision.
The two collections at a glance
Legend Heights (main collection) lists seven floor plans. The headline starting price is from $220,995, and the individual plans run from $218,995 to $258,995:
- Plan 1243 (modeled): from $218,995
- Plan 1417 (modeled): from $226,995
- Plan 1605: from $238,995
- Plan 1772 (modeled): from $238,995
- Plan 1907: from $244,995
- Plan 2088: from $250,995
- Plan 2246: from $258,995
Notice that the lowest plan price ($218,995) is a little below the headline figure ($220,995). Builder listings get updated at different times, so treat both as approximate and ask for the current number.
Legend Heights Heritage Collection lists a single entry, "Personalized Homes," from $224,995. "Personalized Homes" is KB's build-to-order approach, where you choose a plan and then pick features and finishes. The listing doesn't say which plans are offered in this collection, so that is the first question to ask: which plans are available, what each costs, and how the Heritage homesites differ from the main collection's (lot size, location within the community, or included features).
Put simply, the main collection gives you seven published plans and prices starting just under $220,000, while the Heritage Collection starts slightly higher, with its plan lineup still to be confirmed.
Plans worth noting
KB names plans by number; don't take the number as the square footage. Ask for the actual living area, bedrooms, bathrooms and stories of each plan.
Three plans in the main collection are modeled: Plan 1243, Plan 1417 and Plan 1772. Having three models to walk through is useful, because you can compare layouts side by side in one visit. Plan 1243 is also the lowest-priced plan, so you can see the entry-level option in person rather than imagining it from a brochure. As in any model, ask which finishes are standard and which are upgrades.
Plans 1605 and 1772 carry the same starting price, $238,995, so if you are choosing between them, it comes down to layout and lot. At the top, Plan 2246 is $40,000 above Plan 1243.
Schools
Both collections are listed under New Braunfels ISD. The listing doesn't name individual campuses or distances, so confirm the elementary, middle and high school assigned to your specific lot with the district before signing.
Amenities
Both collections list the same amenities:
- Swimming pool
- Playground
- Picnic area
- Walking trail
Ask whether these are complete and open and how they are funded and maintained.
Who it suits
Legend Heights fits buyers who want new construction in New Braunfels at a starting price in the low $200,000s, families who want to be in New Braunfels ISD, and commuters splitting the difference between San Antonio and Austin. The three model homes make it a good stop for first-time buyers who want to see what different plan sizes really feel like.
What to ask the builder
Neither collection's listing covers several important costs. Ask about:
- HOA: the dues, what they cover and any fees at closing. No HOA amount is listed.
- Property taxes: the full tax rate for this subdivision and whether a MUD or PID applies. Rates can vary between new subdivisions in the same city.
- Heritage Collection details: which plans are offered, their prices, and what makes the collection different from the main one.
- Lot premiums: which lots cost extra and why.
- Standard vs. upgrade: a written list of what comes at base price.
- Timeline: realistic completion dates for a new build and whether any homes are already under construction.
- Incentives: what's being offered now and whether it is tied to using KB's preferred lender.
Buying new construction with your own agent
The on-site sales team works for KB Home. You can have your own agent at no added cost; the builder typically pays the buyer's agent's commission. Bring your agent on your first visit, because builders often require the agent to be present at first visit or registration.
Your agent can compare Legend Heights with other new and resale homes in New Braunfels, read through the builder's contract with you (builders use their own forms instead of the standard Texas resale contract), help you decide whether a rate buydown or closing-cost credit beats a lower price, and track construction progress.
Get independent inspections even though the home is new. A pre-drywall inspection and a final inspection before closing are common, and a check before the one-year warranty expires is a smart addition.
