"Personalized Floor Plans" is KB's way of saying you can build to order and choose your own options and finishes, rather than buy a home already under construction. It shares the lowest listed starting price, but the final cost depends on your selections.
Plans worth noting
KB names its plans with numbers, and the community's overall range happens to line up with the smallest and largest plan names. Even so, don't treat any plan number as an exact square footage. Get the plan sheet for the actual living area, beds, baths and garage.
Southton Cove has an unusual number of model homes: Plans 1043, 1243, 1417 and 1772 are all modeled. That gives you four smaller-to-mid-size layouts to walk in one trip, which is helpful if you're deciding between a compact first home and something with an extra bedroom or more living space. Plan 1043, the entry-level plan, is a good test of whether a smaller home will work for your household.
At the larger end, Plans 2088, 2246 and 2519 aren't modeled. Ask whether any are under construction or finished in the neighborhood so you can see one before committing.
Schools
The community is listed in East Central ISD. The data doesn't list individual campuses, so look up the attendance zone for the specific address and confirm it with the district. In growing areas, school boundaries can change.

Southton Cove is built for budget-conscious buyers: first-time buyers comparing a mortgage payment with their rent, single buyers or couples who don't need a large home, and investors looking at newer rental homes, if the community's rules allow rentals (ask). Families who need more room still have options here, with several plans above Plan 1900 that are still priced under about $242,000.
Questions to ask the builder
The data doesn't answer these, and they all affect what you'll actually pay each month:
- HOA: Is there one? What are the dues and what do they cover?
- Taxes and special districts: What's the total property tax rate for this address? Is there a MUD, PID or similar district? On a lower-priced home, a special-district tax can be a meaningful share of the payment.
- Lot premiums: Which lots cost more, and why?
- Standard vs. upgraded: What in the four model homes is standard, and what's an upgrade? Ask for a priced options list.
- Timeline: How long does a build-to-order home take, and are any homes nearly finished?
- Rental rules: If you're an investor, are there leasing restrictions?
- Incentives: What's on offer now, and does it require KB's preferred lender?
Buying new construction with your own agent
KB uses its own purchase contract, and the on-site sales consultant represents KB Home. An agent on your side reviews the contract, keeps deadlines on track, compares builder incentives with outside loan quotes, and helps you negotiate what's open to negotiation.
It typically costs the buyer nothing, because the builder generally pays the buyer's agent a co-op commission and the price usually doesn't change if you have representation. Builders often require your agent to be registered at your first visit, so call us before you go to the sales office.
Plan on independent inspections as well, before drywall and before closing, and again before your one-year builder warranty runs out. New homes aren't immune to missed details.
