Government Canyon has an extensive trail system for hiking and mountain biking, so if weekend time outdoors matters to you, that is a genuine point in this location's favor.

Before you commit, drive your real commute at the hour you would actually make it. The West Side has added a lot of new rooftops, and the time it takes to get to work will matter more day to day than any kitchen finish.

The price picture

That is worth doing even if you are leaning toward a different plan, because it shows you KB's finishes, ceiling heights and room proportions in this community. Ask which features in the model are standard and which are upgrades. Models are usually dressed up.

With plan numbers running from 1675 to 3420, the lineup appears to cover a wide range of home sizes, which helps if you are comparing a smaller plan against one with more room for a growing household. Confirm the actual sizes before you compare.

The listing names Northside ISD as the school district but does not name the specific elementary, middle and high school campuses. Attendance zones can be drawn street by street, so confirm the assigned schools for the exact lot you are considering directly with Northside ISD before you sign anything.

With nine plans in the lineup, it may work both for renters buying a first home and for larger households that need more space. Whether it fits your budget depends on numbers KB hasn't posted yet.

What to ask the builder

Because so much is unpublished, your list of questions here is longer than usual:

  • Prices: the base price for each plan, plus any homes already under construction or ready to move in.
  • HOA: the dues, what they cover, and whether there is a one-time transfer or capital fee at closing. The listing doesn't give an HOA amount.
  • Taxes and special districts: the total property tax rate for this subdivision, and whether a MUD or PID assessment applies on top of the city, county and school rates. This can change your monthly payment more than people expect.
  • Lot premiums: which lots carry extra charges, and how much.
  • Standard vs. upgrade: a written list of what's included at the base price, including flooring, countertops, appliances, window coverings, fencing and landscaping.
  • Timeline: for a to-be-built home, realistic start and completion dates, and what the contract says if construction runs long.
  • Warranty: what's covered, for how long, and how to submit a claim.

Buying new construction with your own agent

Many buyers walk into a model home alone and sign the guest register without thinking about it. The on-site salesperson works for KB Home. If you want someone working for you, bring your own agent on your first visit, since builders often require the agent to be present at first visit or registration in order to be recognized.

Having your own agent typically costs you nothing, because the builder typically pays the cooperating agent's commission. Your agent can compare this community with others nearby, help you weigh an incentive such as closing-cost help or an interest-rate buydown against a straight price reduction, go through the builder's contract with you (builders use their own forms, not the standard Texas resale forms), and keep an eye on the build.

Even on a brand-new home, hire an independent inspector. Many buyers schedule a pre-drywall inspection and a final inspection before closing, and some add one more before the one-year warranty runs out.
