Knox Ridge is a master-planned KB Home community in Converse, on the northeast side of the San Antonio area. The sales address is 5135 Briscoe Bluff, Converse, TX 78109. KB says the location is minutes from Randolph AFB and Fort Sam Houston, with shopping close by at The Forum at Olympia Parkway. Here is what the published details tell a buyer, and what you will still need to find out.

Where it is and who it's convenient for

Converse sits close to Joint Base San Antonio-Randolph, and KB also points to Fort Sam Houston as a nearby employer. That makes Knox Ridge an obvious one to look at for military households and civilian base employees who want a shorter drive to work. KB lists it as a commuter-friendly location with good shopping nearby.

As always, drive the route to work at rush hour before you decide. A few minutes on a map can look different at 7:30 in the morning.

The price picture

Knox Ridge publishes its prices, which makes comparison easier. The headline starting price is from $194,995, which is the figure attached to KB's "Personalized Homes" entry. The ten numbered plans run from $219,995 to $294,995:

All of these are "from" prices. The final number depends on the lot, the options you choose and any incentives available at the time.

Plans worth noting

Eleven floor plans are listed. KB names plans with numbers, and you shouldn't assume the number equals square footage; ask for the real living area, bedrooms, bathrooms and number of stories for each.

A few stand out:

  • Plan 1604 is the modeled plan, so you can walk through it. Use the model to judge layout and finish quality, and ask the sales team to point out what is standard and what is an upgrade.
  • Plan 1242 is the lowest-priced numbered plan, a natural place to start if you are watching your budget.
  • Plan 2708 is at the top of the range, at $75,000 more than Plan 1242, which gives you a sense of how much room there is to step up within the same community.

The price steps between plans are fairly even, often $5,000 to $15,000, so it is worth pricing out two or three neighboring plans before you settle.

Who it suits

Knox Ridge is a sensible fit for first-time buyers looking for new construction at a starting price under $200,000, military families stationed at Randolph or Fort Sam Houston, and anyone who wants a wide choice of plans in one place. Because the plan prices climb in modest steps, it can also suit buyers who want to buy a little more house now rather than move again in a few years.

What to ask the builder

The listing leaves several costs unstated. Get these in writing:

  • HOA dues: the amount, what they cover and any fee due at closing. The listing doesn't give an HOA figure.
  • Property taxes: the combined tax rate for this subdivision and whether there is a MUD or PID. In newer Texas subdivisions, the tax rate has a big effect on your monthly payment.
  • Lot premiums: which homesites cost extra, such as larger, corner or backing-to-open-space lots.
  • Standard features: exactly what comes at the base price, and what each upgrade costs.
  • Personalized Homes: how the build-to-order process works, the deadlines for choosing options, and how changes are priced.
  • Timeline: estimated completion for a new start, plus any homes already under construction that could close sooner.
  • Incentives: current offers, whether they require KB's affiliated lender, and how they compare with a lower price.

Buying new construction with your own agent

The salesperson in the model home represents KB Home. You are entitled to your own representation, and it typically costs you nothing, because builders typically pay the commission of the buyer's agent. Bring your agent on your first visit; builders often require the agent to be present at first visit or registration.

A buyer's agent can compare Knox Ridge with other new and resale options in the area, review the builder's purchase agreement (builders use their own contracts rather than the standard Texas resale forms), help you decide whether a rate buydown or closing-cost credit is worth more to you than a price cut, and follow up on construction milestones.

Plan for independent inspections even though the home is new: a pre-drywall inspection while the framing and systems are visible, a final inspection before closing, and ideally one before the one-year warranty expires.
