Where it is

KB describes Medina Crossing as close to major employers, schools and outdoor recreation, and lists it as commuter-friendly with popular restaurants nearby. The standout detail is how close the secondary schools are: the listing puts Resnik Middle School 0.7 miles away and Southwest Legacy High School 1 mile away.

As with any purchase, drive to work from here at rush hour before deciding. Distances on a map don't always match the daily reality.

Its plan names are generic ("Villa Plan 1," "Floor Plan 1" and so on), so you will need the sales team to explain what each one is: size, bedrooms and bathrooms, number of stories, and what the difference is between a "Villa Plan" and a "Floor Plan" with a similar number. Don't assume "villa" means a particular style or an attached home; ask. "Personalized Homes" refers to KB's build-to-order option, where you pick a plan and choose finishes.

Plans worth noting

In the main collection, KB uses numbered plans. Don't assume the number equals square footage; ask for real specifications.

  • Plan 1243 is modeled and is the lowest-priced plan in the main collection, so you can see the entry-level home in person.
  • Plan 1605 is also modeled, giving you a second, larger option to walk through on the same visit.
  • Plan 2519 is the top of the main collection's range, $60,000 above Plan 1243.

In the Villa Collection, Villa Plan 1 at $168,995 is the lowest price listed anywhere in the community. Ask whether a model or a finished example is available to tour.

Having the middle and high schools this close could be a real convenience for families with older kids. The elementary school is farther away, so ask about bus service. Confirm attendance zones for your specific lot with the district before signing.

Who it suits

Medina Crossing makes sense for first-time buyers who want a new home at a price under $200,000, families with middle- or high-school students who would benefit from the short trip to Resnik and Southwest Legacy, and buyers who want to compare two product lines in one community.

What to ask the builder

The listings leave several things open. Ask about:

  • HOA: dues, what they cover, whether both collections share one association, and any fees at closing. No HOA amount is listed.
  • Property taxes: the full tax rate and whether a MUD or PID applies. On a lower-priced home, the tax rate can make a noticeable difference to your monthly payment.
  • Villa Collection specifics: what each Villa Plan and Floor Plan includes, and how the collection differs from the main one.
  • Lot premiums: which lots carry extra charges.
  • Standard vs. upgrade: a written list of included features.
  • Timeline: completion estimates for a new build, and any homes already under construction.
  • Incentives: current offers and whether they require KB's preferred lender.

Buying new construction with your own agent

The salespeople in the model home represent KB Home. You can bring your own agent, and it typically costs you nothing, because the builder typically pays the buyer's agent's commission. Bring your agent along on your first visit, since builders often require it for the agent to be recognized.

Your agent can compare the two collections and other options in southwest Bexar County, go through the builder's purchase contract with you (it is the builder's own form, not the standard Texas resale contract), weigh a rate buydown or closing-cost help against a lower price, and stay on top of the construction schedule.

Even for a brand-new home, pay for independent inspections: pre-drywall, a final inspection before closing and, ideally, one before the one-year warranty ends.
