Preserve at Culebra is a KB Home community on the far west side of San Antonio in the 78253 ZIP code, sold as four separate collections: Classic, Heritage, Sterling and Villa. Most use the sales address 7717 Kingfisher Landing, San Antonio, TX 78253; the Sterling Collection lists 7711 Inca Dove Way. All four are zoned to Medina Valley ISD. With four collections and dozens of plan entries, this is a community where a little homework before your visit pays off.

Where it is

KB describes Preserve at Culebra as convenient to Loop 1604 with easy access to Hwy. 151, with shopping and dining nearby at Alamo Ranch Marketplace. For outdoor time, the listing points to Government Canyon State Natural Area and Medina Lake. KB calls the amenities center brand-new, with a pool, park and open space.

Drive your commute at rush hour before you commit. The Loop 1604 and Hwy. 151 corridor has grown quickly, and peak-hour traffic is part of everyday life out here.

The four collections compared

Villa Collection: from $181,995, eight plans. The Villa Collection has the lowest entry price. Five entries (Floor Plans 1 through 4 and Plan 1245) are each listed from $181,995. Above those are Plan 1389 (modeled) from $196,995, Plan 1529 from $206,995 and Plan 1676 (modeled) from $216,995.

Heritage Collection: from $199,995, sixteen entries. The Heritage Collection has the longest list. The priced plans run from $195,995 to $230,995: Plan 1243 from $195,995, Plan 1417 from $205,995, Plan 1605 (modeled) from $219,995, Plan 1772 from $222,995, Plan 1907 from $226,995 and Plan 2088 (modeled) from $230,995. It also lists four "personalized" entries (Personalized Home Plan 1 and Plan 2 from $199,995, Personalized Homes from $207,995 and Personalized Floor Plans from $209,995), plus Plans 1 through 6 with no published price.

Sterling Collection: from $247,995, eight plans. The Sterling Collection sits in the middle-to-upper range. Plans run from $229,995 to $281,995: Plan 1703 from $229,995, Plan 2154 and Plan 1889 (modeled) each from $241,995, Personalized Homes from $247,995, Plan 2412 from $251,995, Plan 2702 (modeled) from $266,995, Plan 2898 from $271,995 and Plan 2969 from $281,995.

Classic Collection: call for pricing, nine plans. The Classic Collection has no published prices at all. Its plans are 1675, 1792, 2003, 2381, 2500 (modeled), 2752 (modeled), 2880, 3121 and 3420. Ask the sales team for current numbers.

In the Heritage and Sterling listings, the lowest plan price is below the collection's headline figure. Listings get updated at different times, so treat every price as a starting point.

"Personalized Homes" and the similar entries are KB's build-to-order options, where you choose a plan and then select features. Ask what plan and lot each of those prices is based on.

Plans worth noting

KB names plans with numbers; don't assume the number is the square footage. Ask for the actual living area, bedrooms, bathrooms and stories for anything you are considering.

With models in every priced collection, you can see a lot in one trip: Plan 1389 and Plan 1676 in Villa, Plan 1605 and Plan 2088 in Heritage, Plan 1889 and Plan 2702 in Sterling, and Plans 2500 and 2752 in Classic. Use them to compare collections, not just plans, and ask what is standard and what is an upgrade in each.

A few things to clarify on site: what the unpriced Heritage "Plan 1" through "Plan 6" are, and whether the Villa "Floor Plans 1–4" differ from one another in anything but layout, since they share a price.

Schools

All four collections are listed under Medina Valley Independent School District. The listings don't name specific campuses or distances, so confirm the assigned elementary, middle and high schools for your lot with the district before signing.

Amenities

Across the four listings, KB mentions a swimming pool, playground, community park, community amenities center and pickleball court. The Sterling listing also notes nearby restaurants and outdoor recreation. Ask whether all four collections share the same amenities center and pool, and whether everything is open today.

Who it suits

Preserve at Culebra suits buyers who want to compare a wide range of price points in one place: someone buying a first home can look at the Villa and Heritage collections in the high $100,000s to low $200,000s, while move-up buyers can look at Sterling or Classic. It also fits households that want Medina Valley ISD and quick access to Loop 1604 and Hwy. 151.

What to ask the builder

  • Classic pricing: current prices, since none are published.
  • Collection differences: lot sizes, included features and where each collection sits within the community.
  • HOA: the dues, what they cover and any fees at closing. No HOA amount is listed.
  • Property taxes: the total rate and whether a MUD or PID applies, which is common in newer Texas subdivisions and can shift your monthly payment.
  • Lot premiums: which homesites cost extra.
  • Standard vs. upgrade: a written features list for the collection you are considering.
  • Timeline: build times and any homes already under construction.
  • Incentives: what's offered now and whether it requires KB's affiliated lender.

Buying new construction with your own agent

The on-site sales team works for KB Home. Your own agent typically costs you nothing, because the builder typically pays the buyer's agent's commission. Bring your agent on the first visit; builders often require it.

Your agent can help you sort through four collections, review KB's own purchase contract (not the standard Texas resale form) with you, weigh a rate buydown or closing-cost credit against a price cut, and track the build. Get independent inspections too: pre-drywall, final and before the one-year warranty ends.
