Punta Verde in Converse: KB Home Plans, Prices and Schools

Punta Verde is a KB Home community on the northeast side of the San Antonio area, at 10038 Punta Verde Ave., Converse, TX 78109. It is a new-construction neighborhood of 1- and 2-story homes built on KB's usual model: a set menu of floor plans, energy-efficient construction, and a design studio where buyers choose finishes and options. The builder describes it as having a community pavilion and playground with convenient access to Loop 1604 and I-10.

If you work on the east or northeast side of town, or you split time between San Antonio and the I-10 corridor toward Seguin, Converse is worth a look. Here is what the published information tells us and what it does not.

The price picture

KB Home lists Punta Verde as starting from $211,995, with 10 floor plans. The individual plan prices published for the community run from $209,995 to $277,995:

Two things to notice. First, the community "from" price and the lowest plan price don't match exactly, which usually means pricing was updated at different times. Treat every number here as a starting point and confirm current pricing with the sales office. Second, "from" means base price on a standard lot with standard features. The number you sign will depend on the lot, the options you pick, and any incentives in effect that month.

The "Personalized Homes" entry is KB's term for building a home to order and choosing your own options, rather than buying one that is already under construction. It is listed as the lowest starting point, but your final price will depend on what you select.

Plans worth noting

KB names its plans with numbers, such as Plan 1417 or Plan 2246. Don't read those numbers as exact square footage. Ask for the plan sheet to get the actual living area, bedroom and bath count, and garage size.

Three plans here are marked as modeled: 1243, 1605 and 1907. A modeled plan has a furnished model home you can walk through, which is the best way to judge room sizes, ceiling heights and how the kitchen and living area connect. If one of the unmodeled plans interests you, ask whether a home on that plan is under construction or finished somewhere in the community so you can see one in person.

At the top of the list, Plans 2519 and 2246 are only $1,000 apart in starting price. If you're considering the larger end of the lineup, compare those two side by side. The layouts will matter more than the price difference.

Schools

The listing shows these schools for Punta Verde, with distances from the community:

The middle school is a fair drive, so if you have kids in that age range, plan the morning route or ask about bus service. School assignments can change as districts grow, so confirm current zoning directly with the district for the specific address you're buying, not only the community.

The amenities listed for Punta Verde are:

The on-site amenities are a pavilion and playground. No pool or clubhouse is listed. If those matter to you, keep that in mind when you compare communities. The location is the bigger selling point: Loop 1604 and I-10 give you routes around the northeast side of San Antonio and east along I-10 toward Seguin.

Who Punta Verde suits

With most plans priced in the low-to-mid $200s, Punta Verde fits first-time buyers moving from rent to ownership, households who want new construction without a long commute across town, and buyers who want a range of sizes in one neighborhood. The spread from the smallest to the largest plan also makes it a reasonable place to buy a starter home with room to move up nearby later.

Questions to ask the builder

The published data leaves several important things unanswered. Before you commit, get written answers on:

  • HOA: Is there one, what are the dues, and what do they cover?
  • Property taxes and special districts: What is the total tax rate for this address? Is the community in a MUD, PID or other special district that adds to the bill?
  • Lot premiums: Which lots carry premiums, and how much?
  • Standard vs. upgraded: What comes standard, and which features in the model are paid upgrades?
  • Timeline: How long from contract to closing on a personalized home, and what happens if construction runs late?
  • Incentives: What incentives are offered this month, and are they tied to using KB's preferred lender?

Buying new construction with your own agent

Most Texas builders use their own purchase contracts, and the sales consultant at Punta Verde represents KB Home. Your own agent reads that contract with you, keeps the deadlines straight, compares incentives against outside financing, and helps negotiate what can be negotiated, such as closing-cost credits, options or lot choice.

For the buyer, it typically costs nothing. The builder generally pays the buyer's agent a co-op commission, and the base price usually doesn't change either way. The catch is timing: builders often require your agent to be with you, or registered for you, on your first visit. Call us before you stop by the sales office.

We also recommend independent inspections on new construction, ideally before drywall and again before closing, plus a check before your one-year builder warranty ends.
