Shoreline Park is a KB Home community in Boerne, with its sales address at 122 E. Granite Shores Dr., Boerne, TX 78006. The Classic Collection is the collection we track there. KB describes it as a modern new-construction community with open floor plans, energy-efficient features and personalized options, located near Boerne Lake. The amenity list includes a pool, playground, walking trails and a lake dock.
Boerne draws buyers who want Hill Country surroundings with I-10 access back into San Antonio, and new construction at this price level is not easy to find there. Here's what the published information says about Shoreline Park and what you'll want to find out in person.
The price picture
KB lists the Classic Collection from $400,000, with 9 floor plans. The individual plan prices published for the collection start lower than that headline figure, at $378,995, and go up to $458,995:
- Plan 1675: from $378,995
- Plan 1792: from $391,995
- Plan 2003 (modeled): from $398,995
- Plan 2381: from $413,995
- Plan 2500: from $418,995
- Plan 2752: from $423,995
- Plan 2880: from $431,995
- Plan 3121: from $436,995
- Plan 3420 (modeled): from $458,995
The gap between the $400,000 headline and the $378,995 plan price usually means the figures were updated at different times or reflect different promotions. Ask the sales office for current pricing on the specific plans you like. "From" also means a base home on a standard lot. Lot premiums, design-studio selections and incentives all change the final number.
The spread across nine plans is about $80,000, and the steps between neighboring plans are small, mostly $5,000 to $15,000. That makes it practical to compare two or three adjacent plans and decide based on layout instead of budget.
Plans worth noting
KB names its plans with numbers. Don't assume Plan 2003 is 2,003 square feet. Ask for each plan sheet to get the actual living area, bedroom and bath count, and garage size.
Two plans have model homes: Plan 2003, near the lower-middle of the price range, and Plan 3420, the top of the lineup. Walking both gives you a good sense of the range. Seeing the smaller and the larger model will also help you picture the unmodeled plans in between. If you're drawn to one of those, ask whether a home on that plan is under construction or finished in the community so you can walk it.
Schools
The community is listed in Boerne ISD. The data doesn't name specific campuses, so check the district's attendance-zone tools for the exact address you're considering, and confirm with the district before you sign. Zoning can shift as new schools open in a growing district.
Amenities
The amenities listed for Shoreline Park are:
- Swimming pool
- Playground
- Lake views
- Lake dock
- Walking trails
The lake dock and lake views set this community apart from most new-construction neighborhoods in the area. Ask which lots actually have lake views, whether those lots carry a premium, and what the dock can be used for. Also ask who owns and maintains the amenities.
Who Shoreline Park suits
Shoreline Park fits buyers who want to live in Boerne and Boerne ISD in a newer home without stepping up to custom-build prices. That includes families moving up from a starter home, people relocating to the Hill Country who still commute into San Antonio, and buyers who will actually use walking trails and lake access. The range of plans, from the 1675 to the 3420, covers both smaller households and larger families.
Questions to ask the builder
What the published information leaves unanswered matters a lot at this price:
- HOA: What are the monthly or annual dues, and do they cover the pool, trails and dock upkeep?
- Taxes and special districts: What is the total property tax rate for this address? Is there a MUD, PID or other special district?
- Lot premiums: What are the premiums for lake-view, larger or corner lots?
- Standard vs. upgraded: Which features in the two model homes are standard and which are options? Ask for a priced options list.
- Timeline: How long does a personalized build take from contract to closing, and are any homes already under construction?
- Incentives: What incentives are available now, and do they require KB's preferred lender or title company?
Buying new construction with your own agent
Texas builders usually use their own contract forms, and the sales consultant at Shoreline Park works for KB Home. Your own agent works for you: reading the contract, tracking option and financing deadlines, checking incentive offers against outside lender quotes, and helping negotiate items like closing-cost credits or upgrades.
For you as the buyer, representation typically costs nothing. The builder generally pays the co-op commission to the buyer's agent, and the base price usually stays the same either way. Just know that most builders require your agent to be present or registered at your first visit. Call us before you walk into the sales center.
Even on brand-new construction, we recommend independent inspections before drywall and before closing, plus an inspection before the one-year warranty period ends.
