Spanish Trails is a KB Home community on the southeast side of San Antonio, with both of its collections sharing the same sales address: 4126 Libre St., San Antonio, TX 78222. KB sells two lines of homes here, Spanish Trails and Spanish Trails Villas. Both offer 1- and 2-story homes with energy-efficient designs and personalized floor plans, and KB highlights quick access to Loop 410 along with nearby shopping, dining and parks.
Having two collections in one neighborhood is useful. You can compare a lower-priced line with a higher-priced one in a single visit. Here's how they stack up.
The two collections at a glance
- Spanish Trails Villas: listed from $176,995, with 9 floor plans. Published plan prices run from $170,995 to $220,995.
- Spanish Trails: listed from $190,995, with 8 floor plans. Published plan prices run from $190,995 to $250,995.
The Villas start about $20,000 lower and top out about $30,000 lower. The two price ranges overlap between roughly $190,000 and $221,000, so a buyer in that range can choose from either collection.
Note that the Villas' headline "from" price ($176,995) is higher than its lowest listed plan ($170,995). That usually means figures were updated at different times. Get a current price sheet before you plan around any number.

Spanish Trails: plans and prices

- Plan 1416 (modeled): from $210,995

- Plan 2245: from $250,995
Here the modeled plans are 1242, 1416 and 1908. Between the two collections, that's six model homes to walk.
KB names plans with numbers. Don't assume a plan number equals its square footage. Ask for each plan sheet to get the living area, bedroom and bath count, garage size and lot width. Lot width is especially worth asking about, because a "Villa" line often means narrower lots, though that isn't stated in the data.
Schools
Both collections are listed in East Central ISD. The data doesn't name campuses, so check the district's attendance zones for the specific address and confirm with the district before you sign.
Amenities and location
The two collections list slightly different amenities, but they share a neighborhood:
- Spanish Trails: playground, community park, near local schools, close to medical facilities, near entertainment and leisure, close to family-friendly parks, biking trails nearby.
- Spanish Trails Villas: community park, near local schools, convenient to downtown, commuter-friendly location, near popular restaurants, close to family-friendly parks.
On-site amenities are a community park and a playground. No pool is listed. Ask whether Villas owners share the same amenities and HOA as the main collection.
Who Spanish Trails suits
The Villas are the obvious place to start for first-time buyers and anyone watching the monthly payment closely. The main collection suits buyers with a budget in the low-to-mid $200s who want to see what the higher price buys in layout and finishes. Commuters who use Loop 410 will appreciate the location, and the overlap in pricing means you can let the layout, not the label, decide.
Questions to ask the builder
- HOA: Is there one HOA for both collections? What are the dues and what do they cover?
- Taxes and special districts: What's the total property tax rate for this address? Is there a MUD, PID or other special district?
- Lot sizes and premiums: How do Villas lots compare with main-collection lots, and which lots carry premiums?
- Standard vs. upgraded: What in each model is standard? Get a priced options list.
- Timeline: How long does a build-to-order home take? Are any homes in either collection close to finished?
- Incentives: What's offered now, and is it tied to KB's preferred lender?
Buying new construction with your own agent
KB writes its sales on its own contract, and the sales consultant at Spanish Trails represents the builder. Your own agent reviews that contract with you, tracks deadlines, checks the value of builder incentives against outside lender offers, and helps with anything negotiable, such as closing costs or options.
For the buyer, it typically costs nothing. Builders generally pay a co-op commission to the buyer's agent, and the base price usually doesn't change. Builders often require your agent to be registered at your first visit, though, so call us before you stop by.
Get independent inspections, too: one before drywall, one before closing, and one before the one-year builder warranty expires.
