Woodside Farms in Seguin: KB Home Plans, Schools and What to Ask

Woodside Farms is a KB Home community in Seguin, with its address at 401 Sunrise Park, Seguin, TX 78155. KB describes it as a neighborhood of new homes with modern floor plans, energy-efficient designs and personalized options. Community amenities include a playground, pavilion, walking trails and open space, with convenient access to schools, shopping and downtown.

Seguin is the Guadalupe County seat, east of San Antonio on I-10, and has become a common choice for buyers who want a smaller-town setting with a reasonable drive into the metro or toward New Braunfels. Here's what we know about Woodside Farms and what you'll need to find out.

The price picture

KB lists Woodside Farms from $219,790, with 7 floor plans. That's the only price published for the community. Every individual plan is currently listed as call for pricing, meaning KB hasn't published per-plan prices. That's not unusual for a community that is updating its pricing or releasing new homesites, but it means you'll need to get a current price sheet before you can compare plans.

When you ask, request both the base price for each plan and the price of any homes already under construction. As with all builder pricing, "from" means a base home on a standard lot. Lot premiums, design-studio selections and current incentives all change the final figure.

The floor plans

The seven plans listed for Woodside Farms are:

  • Plan 1243
  • Plan 1417 (modeled)
  • Plan 1605 (modeled)
  • Plan 1772 (modeled)
  • Plan 2088
  • Plan 2246
  • Plan 2527

KB names its plans with numbers. Don't take the number as the home's exact square footage. Ask for each plan sheet to see the actual living area, bedroom and bath count, garage size and whether the plan is one or two stories.

With three model homes (Plans 1417, 1605 and 1772), you can walk three consecutive plans in the lineup on one visit and get a feel for how the layouts change as they get larger. Plans 2088, 2246 and 2527 at the larger end aren't modeled. If you're leaning that way, ask whether any are under construction or finished in the community so you can see one before you commit. The same goes for Plan 1243, the smallest name on the list.

Schools

Woodside Farms is listed in Navarro ISD, and KB includes "award-winning schools" among its amenities. The data doesn't name specific campuses, so look up the attendance zone for the exact address you're considering and confirm with the district before signing. Attendance zones can change as an area grows.

Amenities

The amenities listed for Woodside Farms are:

  • Pavilion
  • Playground
  • Open space
  • Walking paths
  • Award-winning schools (KB's description)
  • Convenient to downtown

On-site, that's a pavilion, a playground, walking paths and open space. No pool or clubhouse is listed. For many buyers, the open space and walking paths matter more day to day than a pool, but it's worth knowing when you compare communities. Ask who maintains the open space and whether more amenities are planned.

Who Woodside Farms suits

Woodside Farms fits buyers who want new construction in Seguin and Navarro ISD at a starting price in the low $200s. That includes first-time buyers, families who want a quieter setting outside the San Antonio city limits, and people who work in Seguin or along the I-10 corridor. If you'll commute into San Antonio daily, drive the route at rush hour before you decide.

Questions to ask the builder

Because so much pricing information isn't published, your list is longer here:

  • Current pricing: What's the base price of each of the seven plans today? Which homes are under construction or move-in ready, and at what price?
  • HOA: Is there one, what are the dues and what do they cover?
  • Taxes and special districts: What's the total property tax rate for this address? Is the community in a MUD, PID or other special district?
  • Lot premiums: Which lots carry premiums, and how much?
  • Standard vs. upgraded: What in the three model homes is standard, and what is an upgrade? Ask for a priced options list.
  • Timeline: How long does a build-to-order home take from contract to closing?
  • Incentives: What's offered now, and does it require KB's preferred lender?

Buying new construction with your own agent

KB writes its sales on its own contract, and the sales consultant at Woodside Farms represents the builder. Your own agent works for you: getting the current price sheet, reading the contract with you, tracking deadlines, and comparing builder incentives against outside lender quotes so you know what an offer is really worth.

That representation typically costs the buyer nothing. Builders generally pay the buyer's agent a co-op commission, and the base price usually doesn't change either way. The important rule is that most builders require your agent to be registered at your first visit. Call us before you drive out to the sales office.

We also recommend independent inspections on new homes: before drywall, before closing, and before the one-year builder warranty ends.
