Renting out your San Antonio home when you PCS

Keep it or sell it

A home bought with a low rate often pays its way as a rental. Run the numbers both ways: rent against the mortgage, taxes, insurance, HOA and a reserve for repairs and vacancy. Get a rent estimate and a sale value side by side.

Before you leave

Tell your insurer it will be a rental and switch to a landlord policy. Check your HOA's leasing rules. Make the home rent-ready while you are still here to see it. Set up direct deposit and online statements so distance does not matter.

Managing from another duty station

You approve every tenant and any repair above the limit you set, by email or phone, from wherever you are. Everything else - showings, screening, rent, repairs, inspections - is handled locally.

Military tenants

San Antonio has a deep pool of military renters. A tenant who receives PCS or deployment orders may end a lease early under Texas Property Code §92.017 and the federal Servicemembers Civil Relief Act, and Texas requires leases to say so - our leases do.

Can I rent out my San Antonio home after a PCS move?

Yes. Many JBSA families do. Switch to a landlord insurance policy, check HOA leasing rules, and set up management so tenants, rent and repairs are handled locally.

Can a military tenant break a lease in Texas?

Yes, on PCS or deployment orders, under Texas Property Code section 92.017 and the federal Servicemembers Civil Relief Act, with written notice and a copy of the orders.
