KB Home is one of the most active builders around San Antonio right now. Our new homes section has 20 KB Home pages, but they aren't 20 separate neighborhoods. Several are "collections" inside the same community, so the real count is 12 communities, spread from Boerne to Elmendorf and from Von Ormy to Converse.
This guide sorts them by town, lines up the starting prices, and covers what to compare and ask before you sign. Prices are KB's published "from" prices at the time of writing. They change often, so treat them as a starting point, not a quote.
What a "collection" means
When KB lists a community more than once, each listing is a separate collection: its own set of floor plans at its own price point, sharing the same entrance and amenities. Preserve at Culebra on the far west side is the clearest example, with four:
- Villa Collection: from $181,995, 8 floor plans
- Heritage Collection: from $199,995, 16 floor plans
- Sterling Collection: from $247,995, 8 floor plans
- Classic Collection: call for pricing, 9 floor plans
In practice, the Villa plans are the lower-priced homes and the Sterling and Classic plans the larger, pricier ones. Everyone shares the same pool and park, but home sizes, lot sizes and standard finishes can differ by collection. Ask which lots belong to which collection before you fall for a model.
A useful detail: KB's plan numbers roughly track square footage. Southton Cove's plans run from Plan 1043 to Plan 2519, and KB describes those homes as about 1,043 to 2,519 square feet. The Granary's Sterling Collection, described as about 1,656 to 2,969 square feet, includes Plan 1656 through Plan 2969. Still, confirm the actual square footage of the plan you're quoted.

The same plan, different prices
Many KB plans repeat from community to community, which makes location easy to price. Plan 1243 is listed from $178,995 at Southton Cove, $183,995 at Medina Crossing, $195,995 at Preserve at Culebra's Heritage Collection, $209,995 at The Granary's Heritage Collection, $213,995 at Punta Verde and $218,995 at Legend Heights. Same plan, about a $40,000 spread. The Classic plan set (Plan 1675 through Plan 3420) appears at Hidden Bluffs, Preserve at Culebra and Shoreline Park; only Shoreline Park publishes prices for it, from $378,995 to $458,995.
Much of that gap reflects land, location and schools. Decide what those are worth to you before you compare kitchens.
You may also see a plan listed below its community's headline price. Legend Heights' Plan 1243 shows $218,995 against a community "from" price of $220,995. Pages update at different times, so get a written price sheet for the specific lot.
What to compare
- The lot, not just the plan. Ask about lot premiums, which way the house faces, and what's behind it: a road, a greenbelt, or the next phase.
- What's included at the base price. Model homes show upgrades. Ask for the standard features list and price the options you'd actually want.
- Personalized vs. move-in ready. Many KB communities offer "Personalized Homes," where you pick finishes and wait for the build. The Granary's Villa Collection quotes delivery in 4 to 5 months, and its Heritage Collection lists move-in ready homes from $191,995.
- Total monthly cost. Property taxes, HOA dues and any PID or MUD assessment vary by community and can move your payment more than a few thousand dollars of price difference.
- Commute and schools. Boerne and Elmendorf are very different daily lives. Confirm school assignments for the exact address with the district.
Questions to ask the KB sales office
- What is the total price for this plan on this lot, including the lot premium and options?
- What incentives are offered, and do they require KB's preferred lender?
- What is the total property tax rate, and is the community in a PID or MUD?
- What are the HOA dues, and what do they cover?
- When will this home be finished, and what happens if it runs late?
- What warranty comes with the home, and how are claims handled?
- What's planned nearby: future phases, roads, commercial development?
How your own agent helps
The sales consultant in the model home represents KB Home. Your own agent represents you. Many builders pay the buyer's agent, but confirm that before your first visit, and bring your agent along or register them on that visit. Some builders won't work with an agent who wasn't part of your first visit.
We can compare these communities side by side, read the builder's contract with you, push for incentives that actually lower your cost, and line up independent inspections before drywall and before closing. Builder homes are new, not flawless.
