The Granary is a KB Home community on San Antonio's south side, with all three of its collections sharing the sales address 819 Tranchet Trl., San Antonio, TX 78221. KB sells three lines of homes here: the Villa, Heritage and Sterling collections. All three are zoned for Harlandale ISD and share a community amenities center with a pool, park and playscape. KB notes the community is close to the Mission Reach Trail, and its Sterling listing describes it as less than 15 minutes from downtown San Antonio.
Three collections in one neighborhood give you a wide price range, from the mid-$170s into the $200s, without changing locations. Here's how they compare.
The three collections at a glance
- Villa Collection: listed from $176,995, 12 floor plans. Five plans have published prices, from $174,995 to $209,995. The rest are "call for pricing."
- Heritage Collection: listed from $192,995, 8 plans. Published prices run from $191,995 to $249,995.
- Sterling Collection: listed from $221,995, 17 plans, with homes ranging from approximately 1,656 to 2,969 square feet in 1- and 2-story layouts. Only the starting price of $221,995 is published. Most individual plans are "call for pricing."
"Call for pricing" means KB hasn't published a price for that plan. It doesn't tell you whether it's more or less expensive. Ask the sales office for a full, current price sheet for each collection you're considering. Also note that some headline "from" prices differ slightly from the lowest plan prices listed, which usually means numbers were updated at different times.

Heritage is the only collection here listing move-in ready homes, which matters if you need to close soon or want to see exactly what you're buying. "Personalized Homes" means building to order with your own selections. Heritage also has three model homes. Note that Plans 1605 and 1772 share the same starting price, so compare those layouts directly.
Sterling Collection
Sterling lists 17 entries. Several are named plans (1656, 1703, 1889, 2154, 2412, 2702, 2898 and 2969), along with generic Floor Plans 1 through 8 and a "Personalized new homes" option. Only the $221,995 starting price is published. Sterling is the top collection by starting price, and KB's description puts its homes at approximately 1,656 to 2,969 square feet. Don't assume an individual plan number equals its square footage. Get the plan sheets.
Schools
All three collections are zoned for Harlandale ISD. The data doesn't name campuses. Confirm the attendance zone for your specific address with the district before signing.
Amenities
Across the three collections, KB lists:

- Community amenities center and park
- Commuter-friendly location
- Outdoor recreation and hiking trails nearby
- Near top-rated schools (KB's wording)
The pool and amenities center set The Granary apart from many communities at this price point. The Mission Reach Trail, part of the San Antonio River's trail system, is a real plus if you bike or run.
Who The Granary suits
The Villa Collection fits first-time buyers and anyone who wants a new home under about $210,000 with a short build time. Heritage suits buyers who want a move-in ready option or a wider middle range of plans. Sterling suits growing households who need more room and want to stay close to downtown. Because all three share amenities, you're choosing a home, not a different neighborhood.
Questions to ask the builder
- HOA: Do all three collections share one HOA? What are the dues and what do they cover?
- Taxes and special districts: What is the total property tax rate for this address? Is there a MUD, PID or similar district?
- Pricing: Request current prices for every "call for pricing" plan in Villa and Sterling.
- Lot premiums: Which lots carry premiums, and how do lot sizes differ by collection?
- Standard vs. upgraded: What's standard in each collection, and what in the models is an upgrade?
- Timelines: Does the 4-5 month delivery apply to Heritage and Sterling too? What move-in ready homes are available now?
- Incentives: Are incentives the same across collections, and are they tied to KB's preferred lender?
Buying new construction with your own agent
KB uses its own contract, and the sales team at The Granary represents KB Home. Your own agent reviews that contract with you, manages deadlines, compares incentives against outside financing, and helps negotiate where there's room.
It typically costs the buyer nothing. Builders generally pay the buyer's agent a co-op commission, and the base price usually doesn't change either way. Most builders require your agent to be registered at your first visit, so call us before you go.
Independent inspections before drywall and before closing are worth the cost, even on a new home, and so is a check before your one-year warranty ends.
